Constructed between 1865 and 1870 the church maintains a prominent position on North Broad Street, less than a block north of Philadelphia’s City Hall. The church is registered in the Broad Street National Historic District and Philadelphia’s Registry of Historic Places.
CVM’s lengthy engagement has encompassed the entire property, with the more notable aspect being the 210 foot tall marble clad spire and steeple. Surveys have utilized crane and high reach access, drones (inside and outside the spire), and industrial rope access (during netting installation); Lidar surveys have informed our detailed analysis and development of phased stabilization, repair and rehabilitation.
Following stabilization of the spire, the church successfully fund raised to design and implement a CVM designed repair program.
The project to repair the spire, church slate roof, and isolated masonry and window repairs is underway, with CVM providing construction administration services.

As part of an architect-led team, CVM is performing a partial envelope and facade restoration of the Historic Landmark Building (HLB) on the campus of the Pennsylvania Academy of the Fine Arts in Philadelphia. Designed by celebrated Philadelphia architect Frank Furness and completed in 1876, HLB hosts the school’s permanent collection as well as temporary exhibits from around the country.
Using sensory tools to suggest areas where the existing structure was failing due to air or moisture infiltration, CVM was able to identify specific envelope components that would require intervention and then develop and implement appropriate design solutions. In order to comply with city standards for historic buildings, these potential rehabilitative efforts were first rigorously reviewed by the Philadelphia Historical Commission.

In between the iconic Frank Furness building and the Hamilton Building, PAFA is transforming Cherry Street into a sort of arts campus. The pedestrianization of this street has included new seating and pavers, along with upgraded drainage and plantings. The ‘Paint Torch,’ designed by sculptor Claes Oldenburg is the centerpiece, with CVM designing the key elements to make the torch stand upright.
CVM met with and worked directly with Mr. Oldenburg and the fabricators of the sculpture. The foundation utilizes micro-piles and a concrete pile cap to resist the constant desire of the sculpture to rotate and lift out of the ground, amidst a sea of underground utilities in Cherry Street.

Located along the Benjamin Franklin Parkway in Philadelphia, the redesign of Sister Cities Park reinvented a small, neglected space by adding a cafe pavilion, children’s discovery garden and a pond. The pavilion’s cantilevered, vegetated roof and curtainwall facade feature notably, and the structure’s complex geometry, sloped beams and support columns created a substantial constructability challenge. CVM’s attention to detail, especially with the stone shelf support and curtain wall connections, facilitated faster and more efficient construction.

The Alamo is one of America’s most recognized historic resources, it is listed as a UNESCO World Heritage Site and an early entry to the list of National Historic Landmarks. The site holds evidence of Native Americans inhabiting the site prior to the structures that remain today. Founded in 1724 by Spanish missionaries, the mission reached its peak in 1772 and consisted of the unfinished Church, Long Barrack, and a walled compound. The famous battle of 1836 left the mission compound in ruins; sections of the compound wall and Long Barrack were destroyed and the Church damaged. The U.S. Army repaired and and completed the church with the iconic façade that we see today.
Changes in the urban fabric over time led to the dilution of the sites definition. In the 1930s site west of the Church included the construction of a Cenotaph in remembrance of the souls who fought in the 1836 battle.
Recognizing the need for strengthening the understanding of the resources history and the original site boundary, a masterplan committee was formed and in 2017 a masterplan for the revisioning of the site was published. As part of the wholistic program, the masterplan recognized the need for major repairs at the Cenotaph. In 2021, CVM were engaged to establish the condition of the Cenotaph and prepare a program for repair. The assessment exposed deterioration in the stone assembly and significant failures in the backup structure resulting from detrimental behavior of the combined material elements, resulting the the need for complete disassembly and reconstruction that included a new backup support structure.

Mount Cuba Center site consists of over 1,000 acres that include formal and naturalistic gardens, and a historic house set in rural Pennsylvania. The 2018 master plan’s objective to transition from a private estate to a public garden included an initial phase to improve the centers operational infrastructure. This work included upgrades to the existing facilities and the construction of a new greenhouse and head house to replace the outdated structures. The architects designed and implemented a project with low-embodied carbon as part of the strategy to achieve a net-zero facility that will support mount Cuba’s evolving horticulture program for generations to come.
CVM provided structural engineering for the new head house, parking canopy, and the foundation infrastructure for the new greenhouse.

The Hamilton Court Amenity Building reinterprets an under-used courtyard to dramatically improve resident and pedestrian experience. The building provides access to ground floor retail, a gym, pool and hot tub areas, and two levels of terraces. A geometrically-complex, multi-planed, aluminum perforated veil defines the building’s exterior. Floating in front of the building’s brick and curtain wall facade, the veil’s support structure is fastened to exposed sections of the building’s main steel structural frame.
Comprised of over 1,600 individual pieces, CVM worked closely with the veil’s fabricator to ensure the geometry and integrity of all connections achieved the design intent. In addition to supporting the veil, the main steel frame was designed to accommodate the heavy loads presented by the pool and terrace planters. The building’s floor framing was designed to reduce vibration inside the yoga studio, which is located in close proximity to the gym.

This historic 1920s building was carefully restored and reimagined to support a new teaching space and a flexible gallery environment while preserving its architectural character. The project prioritized material authenticity, with newly sourced stone selected to closely match the original façade, and existing masonry was cleaned and repaired. Original windows were restored to maintain the building’s historic appearance while improving performance. Accessibility was enhanced through the addition of a sensitively integrated ramp. The building’s MEP systems were fully updated, and acoustical improvements were incorporated to support its new educational and exhibition uses. Together, these interventions extend the life of the structure while respecting and reinforcing its historic fabric.

Perkins Memorial Tower, atop Bear Mountain in Bear Mountain State Park, affords spectacular views of the park, the Hudson Highlands and the adjacent Harriman State Park. Built in the 1930s, the five-story, mass masonry structure regularly endures 95 MPH winds and other weather extremes. In the 1990s, the previously simple, moisture-insensitive interior finishes were enhanced with new plaster and paint systems, as well as new mosaic tile artwork.
When CVM investigated the conditions 15 years later, the finishes were literally being pushed off of the 36-inch-thick walls by vapor pressure. Recognizing these special water infiltration conditions, CVM evaluated a range of solutions for the wall finishes using Transient Heat and Moisture Transport Analysis (WUFI), a moisture temperature modeling program. Under CVM’s guidance, a rehabilitation program was implemented that repaired the weathered exterior and remounted salvaged artwork with a new moisture-tolerant, historically-appropriate mounting scheme capable of long-term protection from further damage.

At the Philadelphia Museum of Art, in collaboration with landscape architects, this 425 car parking garage topped with a beautifully landscaped sculpture garden is built into a hillside located in Fairmount Park. The garage was built partially underground and partially concealed by new landscaped berms, shaped to match the original, historic landscape. The roof of the garage is completely covered by a sculpture garden, landscape, and hardscape – boasting sculpture installations from artists all over the world. The landscaped and hardscaped sculpture garden has a series of terraces gradually descend down to a overlook with views of the Waterworks and Schuylkill River.

CVM performed repair to an exposed concrete building frame for a 10-story building in downtown Philadelphia. The concrete frame members occur on two sides of the existing building, and had varying degrees of deterioration, causing both structural issues and the risk of falling spalled concrete.
Using swing scaffold access, CVM performed an up-close, hands-on evaluation of the members to identify all areas in need of repair. CVM then developed a comprehensive concrete repair program for the building, and worked closely with repair contractors during the repair program, ensuring that all steps were properly implemented in the finished work.

An elegant glass-and-steel structure that cleverly asserts itself within the facility’s sculpture garden, emphasizing the surrounding massive fieldstone walls that are the remnants of the Bucks County Prison that originally stood on the site. Working with the architects to achieve a visually minimalist structural design, we suggested the use of thin steel plate columns which were inspired by the works in steel of sculptor Richard Serra.

CVM teamed with an architect to develop a facilities preservation plan for the National Museum of Women in the Arts in Washington, DC. Located in a former Masonic Temple constructed in 1908, the museum is only blocks away from the White House and is listed in the National Register of Historic Places. Serving as building envelope and historic preservation consultant, CVM led the team in designing the initial restoration phase, which also included a roofing replacement necessitated by storm damage suffered during a recent winter. CVM also performed a window study, documenting each window’s condition and performance and creating a daylight model to illustrate the impact of the sun on the facade. Recommendations were ultimately made based on long-term service life predictions.

With construction beginning in 1815, Baltimore’s Washington Monument was the first significant national memorial built to honor George Washington. Closed in 2010 due to safety concerns, the Mount Vernon Place Conservancy was established to restore and provide stewardship for the monument and Mount Vernon Square—the four-acre public park in which it sits.
As part of this broad initiative, CVM’s professionals were engaged to lead a multi-disciplined team to investigate the monument’s condition and develop a comprehensive plan for restoration, preservation and improvements. CVM was also responsible for navigating the complex regulations of working in this listed historic district. The project was completed in time for the public celebration of the monument’s bicentennial, and was subsequently honored by AIABaltimore, Baltimore Heritage and Maryland Historical Trust.

Out on a Limb is a 50-foot-tall, 450-foot-long steel structure that delicately weaves in and out of the tree canopy, leading visitors to intriguing destinations along the way. A primary structural challenge was designing around the trees, and in some instances, introducing the trees themselves into the structural design.
Structural touch-down points and foundations were minimized and carefully engineered so as to not disturb the tree’s root systems. CVM also worked closely with the design team and the general contractor throughout the process to coordinate site activity and remain on schedule and within budget.

The Korean Legislation Museum is a historically significant and architecturally distinguished building that reopened to the public in 2017 following a comprehensive program of repairs and restoration. CVM provided structural engineering, building enclosure, and historic preservation services to support the building’s transformation into a museum while protecting its historic character. The project included extensive façade repairs and roof rehabilitation, along with improvements to the building’s water management systems to address long-standing moisture and durability issues. Structural interventions were implemented in areas where existing systems were failing, ensuring the long-term stability and safety of the building.
In addition to enclosure and structural work, the scope included landscape planning, reconfiguration of existing floor plans, and coordination of new MEP systems to support the building’s updated use as a public museum. These upgrades were carefully integrated to respect the historic fabric while meeting contemporary performance and code requirements. CVM worked closely with the project team to balance preservation goals with functional and operational needs. The completed work extended the life of this important historic structure and enabled its successful reopening as a cultural and civic destination.

The National Park Service’s revitalization of Independence Mall included numerous building additions as well as relandscaping the two-block long plaza fronting Independence Hall. An existing multi-level underground parking garage that previously supported two feet of landscaping and light paving loads was altered to accommodate grade changes of seven feet or more.
CVM’s structural group developed a reinforced concrete grid structure to span across the existing garage roof deck level, bearing only column and girder locations. The grid provided flexibility in locating trees and provided the base for future café construction. CVM also provided envelope consulting services related to the below grade waterproofing systems for the program.

A 110-acre landscape featuring seven different formal environments as well as a native forest, Dow Gardens began at the home of Herbert Dow, founder of The Dow Chemical Company, and today welcomes horticultural enthusiasts and hosts public and private events.
The Canopy Walk and Connectivity Project features “innovative design elements and programming (that) will create a national model for design-enhanced, visitor-directed outdoor play and exploration.” The centerpiece of the project is the canopy walk, an elevated pathway stretching 1,100 feet at heights as high as 40 feet off of the ground. Located in the Whiting Forest section of the Gardens, the walk connects three unique exhibit areas as it weaves between the trees. It also includes a renovated visitor center, outdoor play space, two pedestrian bridges and education facility. CVM provided structural engineering services for all aspects of the project.

The Challenge Program is a Wilmington, Delaware-based organization providing on-the-job construction training to young, at-risk adults. Their new headquarters, the Construction Training & Education Center, is a 5,000 SF, two-story building on the banks of the Christiana River in Wilmington.
Built for and by trainees, the design is realized through a simple, repetitive framework, allowing for ample opportunity to master construction fundamentals. Features include a dramatic saw-tooth roof, reclaimed wood as an inexpensive, exterior cladding, two green roofs, a geothermal heating and cooling system, and rainwater harvesting systems. Perpetually under construction while trainees practice their craft, the project will seek to become the first LEED Gold building in Delaware.

Cellophane House is a five-story, offsite fabricated dwelling commissioned by the Museum of Modern Art’s exhibition Home Delivery: Fabricating the Modern Dwelling. The built prototype was on display July 20 through October 20, 2008. The 1800 square-foot residence has two bedrooms, two bathrooms, living and dining space, a roof terrace, and a carport. An online journal tracking the fabrication process was available at the time.
CVM collaborated with the Architects on the concept to develop a structure that met the goal of re-thinking the way that modern buildings are designed and constructed. The structural modules or “chunks” were fabricated in a regional plant with sub-assemblies such as bathroom, structural acrylic stair and kitchen elements brought in and integrated into the structural aluminum frame. Each floor was composed of three aluminum frame modules, each of which was shipped to the site and assembled in sequence. The on-site assembly was completed in two weeks.

Located on the opposite side of the Wissahickon Creek and the historic Valley Green Inn, a new pedestrian bridge took shape. Connecting the historic stone bridge and path to the parking area is a new contemporary steel and wood structure that weaves its way along the bank and across Valley Green Run, a small tributary of the Wissahickon. Descending from the parking area to the trail, the new pedestrian bridge announces one’s arrival at the main artery of the park.
A partnership between city agencies and a non-profit organization, the project addresses two major goals. First, the need for a pedestrian bridge to replace the original one lost to erosion and second, the stabilization of Valley Green Run with erosion control measures.
CVM’s structural engineers and CVMNEXT Construction collaborated on a design-build solution for the bridge. It is evident that the position, form, and materiality of the new structure presents an intriguing dialogue between landscape, historic structures, and the contemporary intervention.

A neglected, below-grade plaza was transformed into a high-quality, well-managed civil space at street level. Serving as a gateway to transit and a sustainable centerpiece for the city, Dilworth Park now hosts a cafe, fountain, landscaping and seasonal ice rink.
CVM reviewed historical documentation for the multiple vintages of construction that make up the area, and designed structural systems that will accommodate the increased structural and planting loads while coexisting with the existing, below-grade rail transit infrastructure. CVM’s understanding of this limited space, coupled with its collaborative interface with the Southeastern Pennsylvania Transit Authority was critical to the success of this high-profile project.

Built in 1833, this historic bank barn was renovated to serve as an event and education space. The barn’s age and type of structure had produced structural deficiencies, which CVM addressed by shoring and repairing timber columns and beams as well as reinforcing other timber elements. In accordance with the programmatic changes, the existing structure was also laterally stiffened with a new full floor diaphragm and a partial mezzanine diaphragm.

The Apple Store on Walnut Street in Philadelphia is a two-story structure resulting from an aggressive architectural, mechanical, and structural renovation to an existing bank building. To construct Apple’s glass facade at street level, two existing columns supporting the second story facade were removed and replaced by a custom-steel clear-spanning beam, capable of supporting the limestone facade loads from above and laterally bracing the glass facade from below. To aid the construction sequence, the custom steel beam was designed and detailed to be installed prior to column removal—to eliminate the time, cost, and logistical difficulty associated with temporarily shoring the historic facade.
New stairs and elevators were constructed to enhance the flow of patrons from street level to the second floor. Roof framing and second floor framing were reinforced to accommodate new mechanical loads, retail storage loads, and vibration control for shopper comfort.

In late 2001, when pieces of sandstone were found in the balcony seating area of the Chapel, CVM was retained to perform immediate evaluation and stabilization measures. During stabilization efforts, the Chapel was determined to be in need of long over-due restoration work. Apart from the sandstone repairs, a major concern was the potential risk to the impressive Tiffany stained glass rose window that was surrounded by and anchored into deteriorating sandstone. Moisture and aging had damaged the primary systems of the exterior envelope – the façade masonry, roofing and stained/leaded glass windows.
CVM developed a comprehensive envelope restoration program, phased to begin with solving the most critical life-safety, structural and waterproofing related aspects. The overall program included complete masonry restoration, restoration of all stained glass/leaded windows, new copper standing seam roofing over the cloisters, and tile roofing removal and reinstallation.

The Wyandanch Transit Plaza located along the Long Island Railroad, is a 2500 square foot canopy, a mix of custom fabricated steel, glue laminated wood beams, and structural glass. The design of the canopy evolved through close collaboration with the project landscape architect, the project architect, and the town. A cantilever canopy was originally desired, however, due to the proposed geometry, the cantilever columns and beams quickly grew beyond acceptable sizes. CVM proposed introducing slender tension rods to stabilize the canopy from overturning, allowing for greatly reduced column and beam sizes. The canopy is constructed of four custom steel masts arranged along an arc. The masts support eight rows of curved glue laminated beams which in turn support structural glass for two thirds of its area and a wood trellis for its remaining area.

The City of Philadelphia’s plan to introduce approximately 600 new bus shelters, with integrated seating and advertising, set a high bar for design quality, durability, and speed of deployment. CVM was selected to deliver two prototype shelters, partnering with the architect to translate an ambitious concept into a buildable, approvable solution by securing Philadelphia Art Commission approval.
At the heart of the design was a striking three-post structure that replaces the conventional four-post layout, creating a lighter, more open presence on the street. CVM worked hand-in-hand with the fabricator to preserve the architect’s vision while optimizing details to optimize durability, control fabrication cost and streamline production. To support rapid rollout, the shelters and benches were engineered for maximum shop fabrication and efficient field-bolted installation.
The result is a cohesive prototype that brings together architecture and engineering: a shelter that is efficient to fabricate and install, built to last, and visually distinctive on Philadelphia’s streets.

CVM developed and implemented a formal repair program for stabilization and restoration of critical portions of the decorative glazed architectural terra cotta facade of this eight-story landmark structure, located prominently on North Broad Street in Center City Philadelphia. Known originally as the Packard Motor Car Building, this former manufacturing facility was converted to high-end residential housing in the mid 1980’s, and is now on the National Historic Registry.
CVM performed a detailed envelope assessment to provide the Owner with a comprehensive picture of the condition of the facade. Considering the building’s age and extensive use of corbelled hung terra cotta, the prognosis was surprisingly good, identifying only isolated areas of distress. CVM completed a comprehensive repair and restoration program, meeting the approval of the Philadelphia Historical Commission.

Built in 1928, the 26-story Metropolitan Apartments is regarded as Philadelphia’s finest example of art deco elegance.
A luxury residential tower located at 15th and Race Streets, a comprehensive exterior restoration program led by CVM helped to revitalize the property through restoration of the metal casement windows and rehabilitation of the polychrome terra cotta and brick masonry facades.

Set among loblolly pines and Chesapeake Bay marsh, this 2,200 sq ft residence is shaped as much by its landscape as by its method of construction. The house is built entirely from off-site fabricated components, which were assembled on site in less than six weeks using an aluminum scaffold frame and a system of interchangeable parts. The parts consisted of cartridges, blocks, and equipment, connected with simple tools. “Smart” floor and ceiling cartridges distribute utilities, while prefabricated wall panels complete the envelope. A layered west façade of glass and polycarbonate doors adapts to sun and storms. Just as importantly, the house is designed to be disassembled as easily as it is built. Components can be removed whole, reclaimed, and reconfigured, replacing demolition waste with a model of reuse, relocation, and architectural adaptability.

An abandoned railroad power station was transformed into a studio/gallery for a main line artist. A steel and wood loft is carefully inserted into the open gallery to provide an intimate painting studio that retains the industrial character of the building. An underground gallery juxtaposes raw concrete walls with a permanent collection of cast bronze sculptures made by the artist’s father in law.

The basement level parking deck underwent a major restoration beginning with hydro-demolition to rapidly remove deteriorated concrete with minimal vibration related noise. The entire deck was shored due to the extensive removal. A concrete overlay was placed providing low-shrinkage, impermeable and electrochemically compatible repair. The high cost to the owner of relocating 400 cars necessitated that the project be completed in a tight, 14 week construction schedule.

Pound Ridge House is a 5,250-square-foot single-family residence set into steep, rocky terrain in Pound Ridge, New York. Designed to engage its wooded site, the home comprises two shifting volumes connected by a 17-foot glass-enclosed bridge.
Its glass and stainless-steel rainscreen exterior reflects the surrounding landscape. The lower sleeping volume is anchored by reinforced concrete foundation walls supporting a diagonally offset steel plinth, while structural insulated panels form much of the walls, roof, and lateral system.
The bridge accommodates the site’s elevation changes with shallow steel framing and supports tall glass panels. The one-story living volume uses insulated wall panels and long-span roof framing, with a fireplace providing a ridged element for lateral stability while preserving open views to the patio.
CVM worked with the architect to integrate durable materials, a highly insulated envelope, and carefully engineered structural systems that support the home’s open plan and strong connection to the landscape.

Rittenhouse Plaza Apartments is an Art-Deco influenced residential building located at the corner of 19th and Walnut Streets, overlooking Rittenhouse Square. Constructed circa 1924, the sophisticated apartment house was designed by McLanahan & Bencker and features an H-shaped floor plan with first floor commercial space and 21-stories of residential apartments. Setback balconies clad with terra cotta tiles adorn the upper levels of the building and give it a strong architectural presence. The Walnut Street entrance is set behind an elegant courtyard garden enclosed by slender limestone archways and a decorative wrought iron gate.
The building walls are constructed of buff brick, accented by limestone masonry along the lower floors and ornate terra cotta along the upper floors. Distinct façade features include the arched setback balconies, wrought iron window grilles, terra cotta clad penthouse walls, and a decorative terra cotta parapet along Walnut Street. The interior spaces are equally grand. The main lobby boasts a shallow vaulted plaster ceiling, limestone walls, bronze doors, and elaborate metalwork.
The building was added to the Philadelphia Register of Historic Places in 1995.
The building was recently damaged by a large concrete spill that hit the facades, roof, and entry plaza. Repairing the damage required an ultra-sensitive approach. An extensive program of cleaning trials performed by CVM and our collaborators led to a multi-task approach of conservation, sensitive non-aggressive cleaning, and limited replacement of building elements including decorative architectural terra cotta.

CVM provided structural engineering for the design of a new, 60,000 GSF, three-story commercial and office building located in one of Philadelphia’s prime retail corridors. Standing at the southeast corner of 15th and Walnut Streets, the structure houses multiple tenants, including the city’s first Cheesecake Factory.
An economic use of a small, urban footprint, the building was designed to have a dramatic street presence and an interior appropriate for a variety of uses. The exterior is a custom glass facade that reveals 20-foot high open-plan floors supported by steel beams. The second floor restaurant features an outdoor deck with retractable glass walls.

The renovation and expansion of the synagogue at Congregation Rodeph Shalom in Philadelphia is a critical step in fulfilling the congregation’s leaders’ hope that the synagogue will serve as a landmark in this re-emerging neighborhood. The renovation addresses the accessibility and programming issues that became apparent as the congregation grew by reclaiming under-utilized spaces and increasing ADA compliance. The 18,500 SF addition provides gallery space and a multi-functional community room, and features a unique support system for its cantilevered roof, which ultimately allows for the preservation of the aesthetic and functional values of the existing structure.

Colombiere Jesuit Community is located in Baltimore, MD, and provides assisted living and a place of worship to older Jesuits as they continue their ministry. Designed by Bohlin Cywinski Jackson, the facility speaks to the community’s practical needs while honoring its members’ spiritual commitment: A simple palette of wood and stone finish materials and abundant natural light emphasize the site’s pastoral surroundings, while the custom “tree canopy” in the chapel endows the space with the sacred qualities of a place of prayer.
CVM was the structural engineer for this unique project, which is explored in this video published by Jesuit National News. CVM performed envelope condition assessments for all buildings on the church’s suburban Philadelphia campus, forming the basis of a multi-year phased rehabilitation and renewal program. Successful fundraising enabled the execution of a considerable portion of the program, including rehabilitation of the main tower and spire. Tower restoration included roofing replacement and localized masonry reconstruction. While prolonged roof leakage was the major culprit, high humidity/moisture levels occurring year-round within the tower also contributed to the damage.
Adequate ventilation was part of the rehabilitation solution, and CVM was enlisted to rationalize the optimal environmental parameters to protect the historic Tower fabric while still maintaining suitable conditions for the Church’s Rieger pipe organ.
The restoration program success was driven by comprehensive, targeted preconstruction surveys and probes that identified the extent of hidden deterioration, avoiding costly change order and schedule delays.

CVM provided comprehensive engineering and building enclosure services to address significant deterioration of the building’s exterior façade. The existing EIFS finish coat was failing, peeling, and detaching, creating safety concerns for the plaza area below, and was therefore carefully repaired and replaced. In addition, areas of cracked and spalled concrete were assessed and restored to ensure the long-term durability and performance of the structure. CVM prepared a full set of construction documents, including detailed drawings, technical details, and written specifications, outlining the replacement of the EIFS system and the associated repairs to the precast concrete. These documents were submitted for owner review and coordination, providing a clear roadmap for construction and quality control. The project improved both the safety and longevity of the building envelope while restoring the façade’s appearance and performance.

CVM provided exterior building envelope condition assessment services to evaluate existing masonry and identify areas requiring repair and rehabilitation. The team performed targeted masonry probes and selected schist, cast stone, and mortar samples to support the sourcing of compatible replacement materials. CVM coordinated the masonry rehabilitation elements within the overall design package and developed a comprehensive site logistics plan identifying contractor staging areas, work zone perimeters, temporary laydown and storage areas, and other impacted areas inside and outside the buildings. In addition, CVM prepared bid form items, including bid breakdown categories, allowances, unit price items, and relevant quantities for inclusion in the formal bid package, and assisted the client in communicating anticipated impacts to building operations and developing appropriate staging and phasing plans.
As part of the investigation, CVM conducted a moisture infiltration assessment and arranged for high-reach equipment to facilitate access to critical areas. Specialty repair contractors were engaged as needed to assist with selective probing, sampling, and patching. Portions of the sidewalk beneath active survey areas were temporarily closed to ensure safety, while pedestrian and vehicle traffic were maintained around the work zones.

Harvard University’s River Houses are undergoing a comprehensive, fifteen year, $1 billion rehabilitation program that will modernize all of their undergraduate houses along the Charles River.
Stone Hall’s envelope restoration included slate replacement and masonry restoration, combined with window replacement and restoration.
CVM used energy modeling informed by real-time data to inform the design of energy conservation upgrades to support stakeholder decision-making.
The projects have garnered praise for their successful preservation of the historic buildings and landscapes, with Stone Hall earning recognition by the Cambridge Historic Commission. Additionally, 100% of all common areas and 688 beds are now fully accessible, and accessible bathrooms and toilets are available on all floors for residents and visitors.
This improved accessibility fosters a deeper connection between students as they are drawn together in well-preserved, historically rich communal spaces.

In order to expand the offerings of their athletic program and reinvigorate the school’s programming and circulation, Agnes Irwin School initiated a major expansion and renovation on their campus in suburban Philadelphia. The resulting 55,000 SF Athletic Center created new space for multiple sports, while a renovated lobby and new dining facility have significantly improved campus life.
Included in the Athletic Center is a gymnasium framed by 145’ custom steel trusses with competition sized basketball court, a squash center, and a rowing center. Connected to the Athletic Center by an interior thoroughfare is a new dining facility and lobby, featuring an iconic stone-clad, reinforced CMU chimney.

Morse and Ezra Stiles Colleges were unpopular with residents and in need of renovations to accommodate modern student life. A study identified several key areas in which the Morse and Stiles lagged behind Yale’s other residential colleges, resulting in a 260,000 SF renovation and 25,000 SF addition.
CVM’s structural solutions focused on the architect’s intention of preserving the initial design and expanding the building in unique ways. A wooden deck looks over a waterfall in front of the below-grade dining entry way, while subterranean additions are lit using newly installed lightwells.

As part of a feasibility study exploring transforming two 19th-century facilities into contemporary academic buildings, CVM investigated the envelope and exterior closure systems of Christmas-Saucon Hall and Chandler-Ullmann Hall on the campus of Lehigh University.
Components examined included walls, roofing, windows and chimneys, with methods ranging from visual examination to moisture measurements, infrared thermography scans and ambient air measurements. Within CVM’s final report were recommendations and cost estimations for immediate, short- and long-term repair programs.
Following the feasibility study the university proceeded with a full renovation program of Chandler-Ullmann Hall. CVM collaborated with the architects to design a full enclosure restoration program and engineer structural solutions that provided the desired larger classroom spaces and solve major circulation challenges in the existing building.

Building 54 is a 128,000 square-foot, 21-story high-rise situated in McDermott Court on the MIT campus. Designed by I. M. Pei and completed in 1963, the building primarily houses the MIT Earth, Atmospheric, and Planetary Sciences Department (EAPS). The building features two grade-level lobbies. The east lobby serves the main elevators and stair tower, and a west lobby provides access to McDermott Lecture Hall. Additionally, an exterior plaza spans the space between them over a below-grade basement containing mechanical and electrical spaces, laboratories, storage areas, and pedestrian tunnels connecting to Buildings 18 and 56. Upper floors house a mix of laboratories, offices, classrooms, and support spaces, with mechanical and electrical rooms at the upper levels and a roof containing former research infrastructure.
MIT undertook a prioritized Capital Renewal effort to address long-deferred infrastructure needs and support the building’s continued use. The project focused on arresting water intrusion through the building envelope, including replacement of the roof system, improvements to exterior wall and window performance, and preservation of the building’s architectural character. Electrical systems were renewed to provide safe, reliable, and resilient service, including upgrades to the aged basement and penthouse substations and main building risers and feeders. Mechanical systems and controls were evaluated and improved to enhance occupant comfort, extend system service life, and resolve issues such as stairwell ponding and freezing. The project also addressed regulatory compliance by identifying and implementing strategies to meet accessibility and building code requirements triggered by the renewal work.

Intended to demonstrate this Quaker school’s values of environmental stewardship, the Wade Science Center features a variety of sustainable design strategies. A new two-story structure with a courtyard, the building is home to this urban independent school’s biology and chemistry labs, as well as administrative offices. Ample daylighting, millwork made from sustainable wood, a green roof, rain gardens, gray water recycling system, solar array and geothermal HVAC system all contribute to lessening the building’s overall lifecycle impact. A dashboard monitors the building’s active components, allowing students to observe the positive effects of a thoughtfully-designed facility.

The Center for Jewish Life at Drexel is the headquarters of the school’s Hillel organization and the overall home for Jewish activities at Drexel. The three-story, 14,000 SF structure sits contemplatively between two Victorian homes, with its most notable exterior feature being the irregularly-patterned brick and glass verticals—reminiscent of the candles of a menorah—that comprise the facade.
Key to the interior is the structural support system, which uses only four columns. Arranged in a rectangular shape and pushed to the interior of the building, the columns create a circulation area that rings each floor while clearing a central void occupied by two of the building’s most important components: A two-story monumental stair that can also be used as a gathering space, and a third-floor glass-enclosed courtyard. The courtyard’s enclosure encourages visitors to look skyward, enjoying a view described by the architect as “free of the works of man.”

Dedicated in 1932, the War Memorial is a Gothic cloister joining two towers. It stands as a remembrance of the 264 members of the Cornell community who were among the casualties of World War I.
CVM used visual surveys, non-destructive testing and discrete probes to update an existing conditions study to guide the restoration. Building components including masonry walls, and vaults, timber roof framing, slate roofing, flashing and gutter systems and a concrete utility tunnel were all repaired as part of the full restoration. To replace the severely deteriorated concrete tunnel cap that the memorial sat on, CVM engineers modeled the structure and evaluated how the structure would behave when the slab is demolished, guiding the sequencing for the sequenced removal and replacement. The project also included the installation of a snow melt system to preserve the new stone paving, stone walls, and the concrete tunnel that the cloister is built on top of.

Constructed in 1914 as separate freshman dormitories along the Charles River, Winthrop House consisted of two Neo-Georgian buildings, Gore Hall and Standish Hall. In the early 1930’s, the two buildings were renovated and combined to become John Winthrop House, part of Harvard University’s newly developed House System. The project included a complete renovation of the building, including the relocation of a historic timber frame building needed to complete the project programmatical goals.
CVM provided structural engineering services for the project including engineering for the relocation of a historic wood frame building. CVM served as the building enclosure consultant for the restoration.
In a well-coordinated effort between the design team and school officials, the entire project was completed in 15 months.

A historically-significant structure constructed in 1899, Harvard University is renovating this colonial revival house as part of its River House renovation program. Faced with significant structural distress as well as a desire to preserve the original structure, CVM developed a strategy that included lifting the house to insert new foundations and reinforcing and strengthening the existing wood structure to address all other deficiencies and support the building’s new program.

As part of a larger renovation and restoration of Harvard’s historic River Houses, CVM performed an exploratory survey of the exterior enclosures of Dunster House, including the components of the clock tower. The tower’s brick masonry base, steel-framed balustrade, wood siding and copper dome were all thoroughly examined, as was its ornamentation: the clock elements and copper finial and weather vane, each gilded in 23 karat gold leaf. As a result of a recent restoration program, these elements were found to be in mostly good condition, though CVM did recommend, design and oversee localized repair programs for the base, wood siding, finial and weather vane.

Harvard’s House system is the cornerstone of undergraduate life at the University. As part of a comprehensive program intended to address the entirety of these historic buildings, three residences, Stone Hall, McKinlock Hall and Dunster House, have undergone significant renovations and restorations.
CVM’s structural design solutions enabled these renewal efforts, which have updated programming, circulation and major building systems. Rooms and hallways have been reconfigured, and new horizontal entries and elevators have opened the buildings to make them fully accessible. New student living and common spaces have been created, with accompanying updates to heating, ventilating, plumbing, electrical and IT systems.

As an addition to the Dixon Center, the Athletics & Recreation Pavilion includes a fitness center, a dance/aerobic studio, a 25-yard competitive pool and locker rooms dedicated to intercollegiate athletics. Totaling 38,000 SF over two stories, the Pavilion expands the University’s offerings to student-athletes and prospective students, and is representative of its concurrent overall growth.
CVM worked closely on the project’s primary design challenges, including the insertion of a new floor above the existing first-floor space, which required threading support columns through the building’s original footings. Clad in curtainwall and an exterior rain screen system, the addition makes use of contemporary materials while still remaining appropriate for the University’s historic campus.

Constructed between 1904 and 1907, Old Library is a National Historic Landmark and one of the most recognizable buildings on Bryn Mawr’s campus. In order to preserve and protect this important building, Bryn Mawr undertook a multi-year, phased rehabilitation program emphasizing the retention of historic character through the repair of building components and gentle surface treatments.
Beginning with a study of archival information, the process included the evaluation of all openings to establish original design intent. To verify repair approaches and the appropriateness of any new materials, substantial testing and the creation of mock-ups were required prior to the commencement of operations. Ultimately, the work performed included structural stabilization of the cloister masonry, stabilization and re-roofing of the entrance portico, window refurbishment, facade cleaning and maintenance, limestone repairs and re-roofing of the Great Hall.

Designed by legendary architect Louis Kahn and opened in 1965, Erdman Hall contains mostly single bedrooms and some doubles, as well as Bryn Mawr’s largest dining hall. During a roof rehabilitation project, CVM evaluated the condition of the original slate panels that comprised the roof, the method that would be used to temporarily remove them and a new anchorage system designed to hold them in place once they were restored.

PSU’s recently renovated CBEI building at the Philadelphia Navy Yard required reinforcement of the glu-lam arches that spanned the original gymnasium space. CVM’s diagnostic evaluation was supplemented by wood pathology to establish the extent of moisture-induced decay. Our repair solution combined steel plate reinforcing and wood epoxy. This solution minimized costs and worked within the constraints of the logistics of the occupied space.

Gutmann College at the University of Pennsylvania is situated on a three-acre site and serves as a residential facility accommodating approximately 450 students. The building is organized around a central courtyard and was thoughtfully designed to preserve the existing trees along the perimeter of the site. CVM provided structural engineering services for the project and collaborated closely with the architects, Bohlin Cywinski Jackson, to integrate a multi-tiered stormwater management system into the design. This system incorporated green roofs, rain gardens, and permeable paving to manage runoff and support the project’s sustainability goals. The coordinated approach balanced structural performance, environmental responsibility, and the architectural vision for the campus. The result was a resilient and context-sensitive residential building that enhances both student life and the surrounding landscape.

The New College House (NCH) is a newly-constructed, 350-bed residential college for undergraduate students at the University of Pennsylvania. The main dormitory buildings are located on the perimeter of the site, creating an interior quadrangle with a private courtyard and an open, public lawn, allowing NCH to act as a gateway to campus without sacrificing security for residents. NCH is intended to be a global village, with programming focusing on building global citizens through dialogue and shared experiences.
A driver of those discussions is often the project’s commitment to energy responsibility. The building features a high performance envelope, state-of-the-art rainwater catchment system, heat recovery systems, energy-efficient mechanical equipment and light fixtures and a recycling center. The inclusion of these elements means that NCH receives half of its energy from sustainable sources, resulting in the building receiving a LEED Silver rating.

CVM led an engineering and preservation program to rehabilitate the concrete grandstands of Penn’s Franklin Field, the nation’s oldest active college football stadium. The home of Quaker football and the Penn Relays since 1895, the modern version of Franklin Field was completed in 1925 and today also hosts men’s and women’s lacrosse and commencement.
A century of environmental exposure has caused widespread deterioration within the grandstand, requiring intervention. Hydrodemolition and conventional concrete removal methods are the first step in addressing failing concrete. Embedded galvanic anodes and a protective membrane system will guard against future corrosion, extending the stadium’s service life into the next century. Protective scaffolding and careful sequencing are another crucial part of the program to minimize the impact on facility operations, athletes and the Penn community who frequent the stadium daily.

Williams College decided to renovate and expand Stetson Hall, creating a signature academic facility at the heart of campus. The 40,000 SF renovation restored Stetson’s facade and interior, while the 138,000 SF addition, connected to Stetson through a unique integrated space, produced a state-of-the-art learning center.
Two new, below-grade floors were inserted in the existing space, and new openings were created in the east and west load-bearing walls that ultimately connected the two structures. Designed to flow seamlessly between new and original construction, Stetson Hall and Sawyer Library now features reorganized stacks, improved study areas and two atrium spaces.

A renovation and expansion of Temple University’s primary recreation facility has produced a vibrant, integrated campus presence. An additional 140,000 SF and the partial renovation of 225,000 SF includes amenities to students and community members.
The project unites two adjacent concrete structures behind a new glass facade, with a two-story addition placed above. The facility now features varsity basketball practice courts and locker rooms, recreational basketball courts, a mezzanine fitness center and three-story atrium with a cafe, shops and climbing wall.

A complex including a 27-story residential tower, a mid-rise residential tower, a mid-rise dining pavilion and a landscaped terrace above a below-grade parking garage added over 600,000 SF to Temple University’s dense, urban campus.
CVM designed unique solutions for each element of the project, including performing vibration and wind tunnel analyses on the dining pavilion and residential tower, respectively, to ensure end-user comfort. The resulting 1,200 new beds, publicly accessible dining and retail space and increased pedestrian areas now serve as a gateway to Temple’s campus.

For the McCabe Library in Swarthmore College, CVM completed a comprehensive assessment of the building envelope to evaluate existing conditions and identify sources of water infiltration and deterioration. Based on the findings, a targeted scope of repairs and upgrades was developed and implemented to improve long-term performance and durability. At the Rare Books Library, the deteriorated mechanical screen wall framing and tile roofing system were removed to eliminate roof penetrations and avoid extensive structural repairs.
The low-slope roofing system beneath the mechanical pad and adjacent to the roof access door was replaced, and a new concealed drainage plane stucco system was installed at the existing mechanical room walls. The projected masonry bays were capped with a new flat-seam metal roofing system, regleted into the existing masonry while retaining the concealed cap flashing. Windows within the projected masonry bays were replaced with new low-profile, thermally broken frames with insulated glazing units. Four damaged roof-level skylights at the southwest corner of the building were also replaced. At the entrance balcony, the existing waterproofing and concrete topping slab were removed and replaced with a new system designed to maintain a reduced height below the door threshold. Site drainage improvements were implemented at the northeast corner of the building in coordination with a conceptual drainage plan prepared by Gilmore & Associates.
In addition, negative-side waterproofing repairs were performed at leaking subgrade utility wall penetrations. Collectively, these improvements addressed critical enclosure deficiencies while extending the service life and performance of the building envelope.

CVM led the design effort to reroof Wilson Hall, housing classroom, rehearsal and performance halls for the school’s music program. Complexities entailed incorporating modern roofing and waterproofing details within the 1970s construction standards – low slope conditions, lack of insulation, low parapets with even lower counterflashing heights.
Balances were effectively achieved that met the requirements of local ordinances, New Jersey Education Authority standards, and insurance risk concerns – FM-Global criteria – while delivering a cost-effective and long-term envelope renewal program.

CVM engineered the relocation of two buildings on Princeton’s campus. Rather than demolish the 1927 Court Club building, Princeton decided to relocate the three-story masonry structure to a new location across Prospect Avenue, while rotating the existing 940-ton structure 180 degrees. The plan was for 91 Prospect to be relocated to the 110 Prospect site, which currently was occupied by a large 19th-centrury Victorian home. Rather than demolish this building, Princeton decided to relocate this 350 to structure as well.
CVM engineered the bracing structures for the moves, and the foundations for their new locations. CVM also provided professional services for the restoration of the building envelopes.

Built in 1971, Yale University’s Bass Library is a two-story, 60,000 SF below-grade structure housing a 150,000 volume core collection as well as a variety of study areas. Faced with an underperforming envelope and wishing to create a greater connection to nearby Sterling Memorial Library, the University undertook a significant renovation and expansion project to upgrade the building.
CVM served as the envelope consultant for the program, employing a PVC membrane waterproofing system to meet the program requirements of creating a 100% leak-free facility. The key elements of successful program now lie hidden from view under the main lawn forming Yale’s Cross Campus quad.

The transformation of the existing library into knowledge commons includes a major renovation of the existing building and a significant addition. The project includes replacement of the existing aging systems and building envelope work to improve performance and meet current codes.
Deficiencies in the building cladding system prompted analysis of the support system of the slate panel system. Construction inconsistencies and deficiencies were observed in the slate supporting structure. With the need to improve the building thermal performance and the concerns over the supporting structure, the slate was removed and reclad in new slate panels. CVM performed the assessment and analysis of the existing slate cladding and its support. CVM designed and implemented a new cladding and support system matching the design intent of the original slate, improving the building thermal performance, and addressing water infiltration. CVM provided construction administration services.

On the south side of The Hill School’s campus, two historic classroom buildings were in need of renovation and restoration, while the school was determined to build a new STEM facility to house learning spaces for Science, Technology, Engineering, and Math.
Addressing both concerns at once, the project solution involved the renovation of these two existing buildings and the construction of a laboratory addition within the 60-foot gap between. The 1930s brick structures have achieved a second life as classrooms for math and technology, while the new central link provides state-of-the-art engineering, chemistry, biology, and physics labs
CVM designed, detailed, and administered structural engineering scope, along with the slate roofing rehabilitation and masonry restoration.

CVM worked closely with SMP Architects at the Air Liquide Center for Science and Innovation for The French International School to bring new life to a historic site through a thoughtful blend of adaptive reuse, preservation, and new construction. The design introduces new facilities to support the school’s growing academic and community programs including an expanded lab space, that has improved student interaction and collaboration.
CVM provided professional services for the envelope on this project, focused on existing facades and roofing, including condition assessments, design coordination, document reviews, and select site observations during construction. Together, these efforts ensured the campus renewal was both structurally sound and respectful of the site’s architectural legacy.

Located on the Ho Plaza and just a short walk from Cornell Universities most significant historic buildings, Olin Hall is a three-story brick and stone masonry building that contains teaching and laboratory spaces. Designed by Shreve, Lamb and Harmon Architects (Empire State Building) in 1942, and altered with an addition in 1987 and again in 2009, the building was in need of repair and performance upgrades. CVM assessed the condition of the existing building through visual and destructive probing to develop strategies for repair of the existing stone and brick masonry, replacement of the 1987 windows and a program of reroofing all the buildings roofs. CVM provided lifecycle analysis (pew matrix) for new roofing systems to guide the owner in balancing service life, performance and cost.

The revival of this original structure brings together all the program requirements of the renovation but maintains the all important collegiate gothic architecture of the college campus. Weaving the new contemporary architecture into the shell of the original building required a temporary stabilizing structure to secure the integrity of the building fabric as work proceeded.
CVM provided structural engineering solutions to stabilize the structure during demolition, and engineered the new concrete and steel structure for the new interior program.

A new, 10,000 SF structure, The Margaret Passmore Trickey Building was conceived in response to the expansion of the middle school program at this small Quaker school in Northeast Philadelphia. Featuring three new classrooms, a dedicated music room and a large, multi-purpose space, the building significantly expands the school’s capabilities.
The use of simple forms and natural materials underscore the school’s utilitarian and sustainable values, and allows the new, contemporary building to sit comfortably next to the historic Frankford Friends Meeting House. The interaction between the two buildings creates a cohesive, inviting campus atmosphere. The project was given an “Honor Award” at the AIA Philadelphia 2013 Awards for Design Excellence.
