CVM performed envelope condition assessments for all buildings on the church’s suburban Philadelphia campus, forming the basis of a multi-year phased rehabilitation and renewal program. Successful fundraising enabled the execution of a considerable portion of the program, including rehabilitation of the main tower and spire. Tower restoration included roofing replacement and localized masonry reconstruction. While prolonged roof leakage was the major culprit, high humidity/moisture levels occurring year-round within the tower also contributed to the damage.
Adequate ventilation was part of the rehabilitation solution, and CVM was enlisted to rationalize the optimal environmental parameters to protect the historic Tower fabric while still maintaining suitable conditions for the Church’s Rieger pipe organ.
The restoration program success was driven by comprehensive, targeted preconstruction surveys and probes that identified the extent of hidden deterioration, avoiding costly change order and schedule delays.
